It is indeed shophouses. City One Mall will have street mall and 2 separate malls, just like The Curve shopping mall, e@Curve and The Curve street mall.

it doesn't really matter how big the area is. a developer/contractor can easily construct something big, but when it comes to the management of the shopping mall, that is the big task and challenge to keep the mall running and happening. look at one jaya and one TJ, doesn't look as promising as advertised by them earlier.

likewise, it's cater for locals and purchasing power in Kuching is not as demanding as KL / Penang. In certain time frame, you will see a decline on shoppers and later passe. Speak of lifestyle I think food / cafe industry is practical.

Speaking of cake, do we know who will be setting up shop there? Maybe a bakery or two? Or a cafe? Though, there are only so many people who'd frequent cafes to support the establishments already present.

To my understanding, common business strategy of successful younger generation is to open shop & do one mall at a time. When new mall open, & rental price is reasonable, try to expand & set up shop at new location/premises. If business pick up, either maintain or close the old one.
Kuching is already shoplot saturated, sooner or later it's bound to be saturated with mall, though business & crowd-wise depends on your product and good name also.
It's best to have niche customers that will follow you whenever you go.
