Basically do you guys seriously think that all these Mega malls will survive in KK?

Correct me if I am wrong, population in KK is not as much as KCH, ok Bruneians will shop there and maybe some tourists too... but will all these new malls... I really really felt that the market is over served.


Do you guys think that One Borneo is a tad too ambitious and too big for a city size like KK and considering that there are other Malls like warisan Square etc....

From what I hear, it really is too big. It can easily swamp the market, or it could cause a 'black hole' effect. A large complex which brings in all the people, while causing a deteriorating effect to less established malls, causing less patronage and an eventual collapse to other malls.

KL's 1Utama can co-exist with Pavilion, KLCC and the other kids in Bukit Bintang because of the large population catchment and the fact that driving to the city is not worth all the effort, unless you want to buy a Zegna tie and not biscuits from Marks & Spencer.

The Spring seems to be able to co-exist with Boulevard, Tun Jugah and the others. It brings in much needed retail space, but without damaging the existing malls.

Let us not forget that in addition to One Borneo, there is also Suria Sabah, among other new large malls being built.

While we may gawk at the size of these buildings and the impressiveness it brings about, doesn't it somehow remind one of K Avenue opposite Suria KLCC? Lofty aspirations but has yet to reach it's intended premise?

Kuching got density here in terms of population. Being the 4th largest city in Malaysia, 7th most populous city and improving quality standard of life and better money expenses, our shopping mall can sustain, provided that decent shoplots and other requirements must be available.

At least, i saw Mont Blanc hoarding in 1Borneo. And, FCUK, Cortina Watch, Calvin Klein Jeans, M.A.C., Charles & Keith, Nine West, Sasa. Hmm, the tenants are really way better. They even have a Gloria Jeans kiosk in Tune Hotel.
